Components: price-to-income (50%), mortgage payment burden (30%), price-to-rent (20%). Normalized against each market's own ten-year history. - **Momentum** — How hot the market is right now. Components: year-over-year price growth (40%), months of inventory (25%), days on market (20%), sale-to-list ratio (15%). Same 0–100 scale, same normalization. The two scores often disagree, which is the analytical point. A low-affordability, high-momentum reading suggests a bubble-watch regime. A high-affordability, low-momentum reading suggests a buyer's market.
