United States 🇺🇸

  • S&P CoreLogic Case-Shiller Home Price Indices — 20-city composite + national, monthly via FRED. The repeat-sales gold standard.
  • Federal Reserve Economic Data (FRED) — mortgage rates, housing starts, building permits, existing home sales.
  • Freddie Mac Primary Mortgage Market Survey (PMMS) — weekly 30-year fixed and 15-year fixed rates.
  • Redfin Data Center — metro-level median sale price, months of supply, days on market, sale-to-list ratio, monthly.
  • National Association of Realtors (NAR) — existing home sales, monthly.
  • NAHB Housing Market Index — monthly builder sentiment.
  • US Census Bureau — new home sales, housing starts.

Canada 🇨🇦

  • CREA (Canadian Real Estate Association) — national and city-level Home Price Index (HPI), monthly.
  • Bank of Canada — overnight rate, 5-year posted, effective mortgage rate.
  • Statistics Canada — housing starts, household debt service ratio, new housing price index.
  • TRREB (Toronto), REBGV (Vancouver), CREB (Calgary), QPAREB / Centris (Montreal) — provincial board monthly reports.

  • CoreLogic Daily Home Value Index (HVI) — the closest thing to a real-time housing index anywhere. Free monthly summary release used here.
  • Reserve Bank of Australia (RBA) — cash rate, average variable mortgage rate series.
  • Australian Bureau of Statistics (ABS) — Residential Property Price Index (quarterly), dwelling approvals.
  • Domain Group — weekly auction clearance rates for Sydney/Melbourne/Brisbane/Adelaide/Perth. The fastest leading indicator in Australian housing.
  • REA Group (realestate.com.au) — listings inventory metrics.
  • REIQ, REIWA, REIV, REIA — state real estate institute monthly reports.

United Kingdom 🇬🇧

  • Nationwide House Price Index — headline UK HPI, released the last working day of the month. Built on Nationwide mortgage approvals.
  • Halifax House Price Index — second HPI, monthly, used for cross-check.
  • ONS UK House Price Index — official government HPI, monthly with 2-month lag, used for regional/city breakdown.
  • Bank of England — Bank Rate, composite 2-year and 5-year fixed mortgage rates.
  • Rightmove HPI — weekly asking-price index, leading indicator.
  • HM Land Registry Price Paid Data — transaction-level, monthly, ~3-month lag. Used for ground-truth validation.
  • Registers of Scotland — Scottish transaction data.

Cross-country macro

  • Bank for International Settlements (BIS) — cross-country real residential property prices for historical normalization.
  • IMF Global Housing Watch — quarterly real house price indices used for cross-country sanity-checking.
  • OECD Housing Statistics — income-to-price ratios across member countries.

Listed-equity leading indicators

Listed homebuilders and real estate ETFs are the only daily-fresh signal we use. Stock prices precede housing data by weeks to months; they're not a substitute for the underlying market data but they're a useful leading-indicator component in the momentum score.
